Niche is rapidly becoming more important than mass, even for stuff that used to live and die by mass. I tell clients all the time. Have for some time. But didn't follow my own advice, until recently.
The Galveston house was listed for two months with a realtor who excels at mass. Heavy web presence. Lots of reach, especially for second home buyers on Galveston Island. His inventory is a mix of beach and historic homes. Two months. No showings.
A realtor flip to a niche marketer. Specialists in historic Galveston homes. First week - three showings. Last week, an open house with over a dozen. Two serious potentials already.
Not everyone wants to buy exactly what you want to sell. But putting your product, or your story, or both, in front of 100 people who fit your niche is far more valuable than putting it in front of 1000 people who don't.
Lesson learned.
